Today’s market looks different. With prices having come down from those peaks, ownership is more realistic for many buyers who were priced out just a couple of years ago. Instead of pouring money into rent, buyers who are ready may be able to start building equity in a home of their own — a shift that can make a real difference over the long run.
There’s a ripple effect here too: as more renters transition into ownership, it can free up rental housing for people who aren’t quite ready to buy yet. Over time, that kind of movement tends to be healthier for the housing market as a whole — it isn’t just about one group “winning.”
Move-up buyers: your buying power may be stronger than you think
If you already own a home and you’re thinking about moving up — a bigger home, more land, a different neighbourhood — a softer market can work in your favour in a way that isn’t always obvious.
Yes, your current home may not fetch what it could have at the peak. But the home you’re moving up to has likely come down in price as well. Depending on your situation, your buying power may be stronger than you’d assume just by looking at your own home’s value.
This won’t be the case for every single seller in every situation, and it’s worth running your specific numbers before making a move. But for many move-up buyers, this dynamic is turning out to be a real advantage.
Every market has winners — it’s just a matter of which one you are
A few years ago, sellers largely had the upper hand. Homes moved fast, offers piled up, and buyers had little room to negotiate. Today, that balance has shifted. Buyers generally have more choice, more room to negotiate, and more time to make decisions.
That doesn’t make this a “bad” market. It makes it a different market — one where the opportunity has simply moved to a different group of people. For many buyers, this could be the best window they’ve had in years to get in, or to move up.
